What is a home inspection and what is included?

A home inspection is an objective visual examination of the homes condition and its major components. This limited collection of information will include the home’s structure condition along with the major systems (hvac, heating, plumbing, electrical) along with areas such as roofing, walls, ceilings, flooring, windows, and foundation. The inspector will complete a inspection report following the home inspection typically within 24 hours. This report will include pictures/images, analysis, and any recommendations.

Why should I get a home inspection?

A home purchase is typically the largest single investment that someone will make. The importance of the home inspection offer insight on defects that could be simple repairs to major defects. Most of the home mortgage lenders also require a home inspection to be completed prior to approving any loans. Home inspections are very good for homeowner if they are planning to sell their home as it will give them insight on what repairs are needed.

When in the real estate transaction should I schedule a home inspection?

Home inspections are typically scheduled following an offer that has been made and accepted. This will happen prior to the closing date.

How long does a home inspection take?

There are several contributing factors like the size of the home, geographic location, and age to keep in mind when thinking about length of time for completing a home inspection. On average a home inspection will take around three hours with a majority of that spent on the actual inspection and the other portion on the report writing process.

Can I attend the inspection?

We encourage clients to attend if they shall wise to. The home inspection is a personal and close-up in-home ownership.

Can a home fail the inspection?

Home inspectors don’t give a pass or fail grade. A home inspection is designed to offer a detailed summary report of the homes condition based on a visual examination at the time of the service rendered. There may be some requirements/improvements that may need to happen prior to the financial lender completing the loan for the sale.
